Kanan Road To See Massive Hotel/Condo/Shopping Center

A gigantic hotel … condo .. shopping center and office plan for the corner of Kanan Road and Agoura Road … goes up for public evaluation on Tuesday.

The developer calls it the AVE project … opponents call it the destruciton of the rural gateway to the Santa Monica Mountains from the 101 Freeway.

And this project will affect Malibu in a big way … in one big area.

Traffic.

City leaders in Agoura Hills have said they are desperate to catch up with the urban amenities of Calabasas and Westlake Village.

And they have zeroed in on vacant land on Kanan Road as a proposed urban village.

The city council there has already adopted a formal declaration … that overloading streets with traffic just south of the 101 freeway is an acceptable tradeoff to get an urban center.

And what a center it will be . we’re talking almost downtown Santa Monica density.

A 3-story hotel.

Two 3-story buildings … with apartments on top of retail commercial.

Seven 2-story residential structures .

One 2-story office commercial structure.

Three one-story retail structures.

Many of those buildings … up to 45 feet high.

30 oak trees on the site are threatened.

The city of Agoura Hills says traffic would be jammed on Agoura Road … but that’s acceptable.

No study has been done yet on how traffic on Kanan Road would be affected … other than to

say that an estimated 263 cars per hour would be added to Kanan Road just south of the 101 Freeway.

There has been no estimate on how that already-jammed section of road will function.

In planning documents … the city of Agoura Hills admits that it will cause safety issues as a driveway for the hotel would enter Kanan Road on a blind curve … at a hill … with high speed traffic.

This would be across the street from the Christmas tree lot … at the last traffic light in Agoura Hills.

Tomorrow night at 6:30 … Agoura Hills officials will have one of those meetings where they and the developer will get to talk … but not the public.

It’s a scoping session … required by the CEQA … the California environmental quality act.

Developers just hate that.

Planners and the developer will present the plan formally tomorrow night … as required by CEQA.

Written comments will be accepted for 45 days.

Then those comments will be addressed in the Environmental Impact Report.

The entire project must then be approved by the Agoura Hills city council … probably late next year.
